We buy houses on a lease option or lease purchase programs and help realtors out of these situations all the time!
A lease option is basically a lease with an option to buy at a later date. For example, if your seller had a $100,000 house for sale and you have a hard time selling it, we could buy it on a lease option where we would lease it from them for say, $750 per month. Then sometime before the end of the lease (usually anywhere from 1-5 years) we would buy it for the pre-determined price - which many times is close to the full asking price!
A lease option/purchase is basically a monthly lease set up over a pre-determined period of time. At the end of that time, we purchase the home from your client for whatever the pre-determined pricing is.
Here are just a couple of situations:
1. Either they don't need their cash out yet, but would like to either have monthly cash flow or their payment made.
2. They have very little equity. (ie. Financed near 100%)
Don't worry - most of us here at Property Match ARE realtors, and we certainly know what it's like to do a whole bunch of work and not make any money once the listing expires. That's why we developed this whole program!
Property Match makes sure you get your commission in every transaction. And even though sellers are not obligated to pay commission until closing, I will structure the offer to accommodate payment in the beginning for you. You're entitled to it!
That sounds great, but my clients don't want to have to worry about repairs on house. They want to be done with it! Who handles the repairs?
The great thing about the lease option with Property Match is that we take care of all of the day to day repairs that are needed on the property. Most landlords don't last long in the real estate business because they quickly get tired of phone calls from tenants at 3:00am because the garage door is broken, or the sink is stopped up, or whatever the reason. These things can make anyone want to pull their hair out!
